SE13 is a postcode district located in the London Borough of Lewisham. It makes up part of the Lewisham post town, and is located in the south-east of London, with the borders extending to encompass parts of the neighbouring London Borough of Greenwich. The area consists largely of residential streets and apartments, although there is also large commercial presence in the region.

The largest area of SE13 is made up of the housing estates of Whitefoot and Downham. Whitefoot was built between 1951 and 1952 and consists of 2,706 homes built along tree-lined streets. Downham has 3,500 homes and is located to the south of Whitefoot. It is a mix of 1950s housing estates, high-rise council housing, and private housing developments from the 1980s onwards.

Other residential areas located within SE13 include Brockley, Crofton Park, Lewisham, Ladywell and Telegraph Hill. Brockley is a largely residential district within the London Borough of Lewisham, and consists of an area which is noted for its Georgian and Victorian architecture. Crofton Park is also within SE13 and is a diverse area, with a residential focus but also home to some small businesses. Lewisham is located on the eastern side of SE13 and is a growing residential and retail district, with a strong arts and entertainment presence. Ladywell is the furthest north of the residential areas of SE13 and also includes St Stephen's church, Ladywell Fields and Hillyfields Parks. Finally, Telegraph Hill is located at the south-east corner of SE13, and is known for its conservation area, which boasts many examples of mid-Victorian terraced housing.

In addition to residential areas, SE13 does include a number of commercial areas, including Catford, Catford Bridge, and Lewisham shopping centre. Catford is established as a shopping district, and is home to many supermarkets, restaurants, pubs, and independent retailers. Catford Bridge is situated close to the River Ravensbourne and includes a number of popular bars such as The Talbot, The Catford Bridge Tavern, and The Catford Operatic Society. Lewisham shopping centre is the largest of these areas, and is home to a number of well-known retailers and popular chain restaurants.

SE13 is a diverse district, consisting of both residential and commercial spaces. It is a popular area for people who want to live close to the centre of London, but also don't want the hustle and bustle of the city.

A culturally diverse community occupying houses,flats and maisonette. Local takeaways from around the world as well as the usual chicken and chips and pizza. Good transport links to get you around London. A quiet area apart from the emergency vehicles which pass through, as close to fire station and hospital. Great area for blackheath bonfire night and the london marathon. Close to the river Thames and the o2, which is a great place to visit, se13 7qr has it all.
